VENICE, Fla. (Feb. 9, 2025) – Village On The Isle (VOTI), a nonprofit Life Plan Community in Venice, has purchased 50.25 acres of land in Venice to serve as the site of a satellite campus, Arbor Vita – a Village On The Isle community. The community purchased the land, located at 2705 East Venice Avenue, for $21.5 million.
“This decision has been made after many years of thoughtful consideration and extensive due diligence from our Board and leadership team,” said Doug Feller, CEO of VOTI. “As a nonprofit, mission-driven organization, VOTI is committed to thoughtfully expanding our ability to serve seniors in ways that benefit the broader community. This property will allow us to do so for many years to come.”
Village On The Isle is currently fully occupied, with a wait list of interested residents. Later this year, the community will open two new buildings that will add 54 independent living units to the campus. Both buildings are 100% presold.
As a Life Plan Community, VOTI offers independent living, assisted living, memory care and skilled nursing onsite. Arbor Vita will offer independent living apartments and cottages/duplexes with healthcare services available at VOTI’s main campus. The property is located less than six miles from VOTI’s main campus at 920 S Tamiami Trail.
“The proximity of this site to our existing campus makes it an ideal location for a satellite community,” said Feller. “It allows us to offer the same life care lifestyle as we do now and extend healthcare services from our current campus while continuing to serve seniors in a meaningful and sustainable way.”
The property previously had residential homes on the land. It was later acquired by the former hospital on the island of Venice with plans to develop a medical facility. Those plans did not move forward, and the land was subsequently purchased by MG Venice LP who sold the property to VOTI.
The site is zoned for up to 452 multifamily residential dwellings, though VOTI does not plan to develop to the full density, allowing room for long-term growth aligned with its mission. The community is currently finalizing its plans for the community. They expect outdoor amenities to be a key highlight of the campus.
VOTI expects to break ground on Arbor Vita in 2027, with completion anticipated in 2030.

VENICE — Village On The Isle has a renovated dining room — completed by Stevens Construction recently.
The Hibiscus dining room received an extensive reworking.
“Stevens Construction provided a 10,000-square-foot interior renovation, which allows Village On The Isle residents to enjoy their meals in an enhanced dining room with elegant finishes, expansive ceilings, private seating options and separate dining rooms,” the firm said in a news release.
Stevens Construction Vice President of South Florida, Dan Adams, said the firm worked with Village On The Isle and a design team “”or four months prior to construction starting to ensure the project provided as minimal disruption as possible to residents and staff while achieving the budget, schedule and quality goals,” according to the news release.
The project took about seven months — as it was anticipated, the news release states.

Stevens Construction has worked on several projects for Village On The Isle, including the renovation of The Lofts — its assisted living and memory care facility. During that time, the 80,000 square foot facility remained opened and occupied, the news release notes.
For the Hibiscus dining room work, the team included project executive Dan Adams; project manager Alan Bennett; superintendent Gary Tipton; and project administrator Sue Ziegenfus from The Stevens Construction.

Venice, FL – Village On The Isle, a premier Life Plan Community on the island of Venice, was recently awarded one of the coveted Architecture and Design Awards from the 7th Annual Senior Housing News (SHN), Aging Media Publication for their newly built replacement Skilled Nursing & Health Care Rehabilitation Center which opened in February of this year.

A team of expert panelists from the senior living industry joined in to judge the project.
